The Adrian Home Selling Process


Step 1—Prepping your home to sell.


Before your home even goes on the market I will provide one-on-one consultation to prep your home to sell to our target audiences. This may include recommendations on a fresh coat of paint, updated appliances, or investing in a professional carpet cleaning service. If we decide you need to put some time or effort into preparing your home, I will personally call the Coldwell Banker Legacy list of trusted repairmen, painters, and cleaners, etc. and provide a comprehensive list of up-to-date quotes so you feel knowledgeable and comfortable making the final decision.


Step 1 also involves going through seller expectations so you know what to expect once your home goes to market. I will be up-front in letting you know what to expect in the day-to-day tasks involved with selling your home, while opening up a dialogue to learn more about how I can make this process as non-disruptive as possible.


Once we have reviewed these seller expectations and your home is prepped appropriately, I will schedule for pre-inspections and title review. I will list your home on the market shortly thereafter!

Step 2—Your home is listed. Now let me do the marketing.


Once your home is listed on the market, I will implement a customized marketing strategy to ensure your home is sold in a timely manner. Your marketing plan will range from 12-24 weeks and involves a creative mix of print and web-based exposure through my network and professional photo and video opportunities. I will negotiate offers, provide net-outs, and provide access to a custom web portal so you can see and compare the competition.


Once you accept an offer, we move confidently on to step 3.


Step 3—Congrats, you accepted an offer!


I will oversee the entire escrow process, which usually lasts anywhere from 2-8 weeks. I’ll keep close watch on any and all further inspections, deadlines, and repairs. I will conduct a review of buyers financing and title work, closing documents, and net proceeds.


Relocation, moving, and other post-closing issues will also be covered in this step. I’ll make sure to keep you in the loop regarding all important dates and deadlines, and provide useful moving tips along the way.
