The Adrian Investment Property Process:
Step 1—Gather the specs.
Before we start looking for your next investment property, I’ll provide one-on-one consultation to identify your wants and needs when it comes to income property. Are you looking for a rental property? Multi-unit? Fix and sell? These are all questions we will talk about together, and I can provide insight into pros and cons. I’ll then conduct a customized market review based on your provided conditions, and we will look into financing options such as cash, loans, real estate contract, etc.
Step 2—Finding the investment that’s right for you.
Once we have narrowed down property selections, I’ll research sale history and investigate seller motivation. I’ll then organize pre-inspections and contractor walk-throughs to gather estimates. Finally, I will negotiate and make counter-offers on your behalf.
This step also includes that I review and express contingencies, and work with your lender on financing letters and/or write recommendations.
Step 3—After an offer has been accepted.
I will oversee the entire escrow process, which usually lasts anywhere from 2-8 weeks. I will re-negotiate as required, based on appraisals and inspection, and review title concerns and closing documents. If any repair or renovations are required, I’ll introduce you to our trusted network so you can feel confident in hiring the best service providers. I can also refer you to property management companies and/or sell properties as a listing agent.
