The Adrian Home Buying Process:
Step 1—Let’s get specific on your wants and needs.
Before we start looking for your next home, I’ll provide one-on-one consultation to identify your wants, your needs, and your must-haves in your new home. I want to know what you’re looking forward to, as well as your current pain-points. I’ll provide insight into Albuquerque neighborhoods, school districts, and other important statistics. We will look at current market conditions, and I will provide an up-to-date list of financing referrals so you can start to look confidently for the home of your dreams.
This step includes conducting research on the available houses on the market, their sale history, and investigating seller motivation. Of course, this is where you get to find the home that best fits your wants, needs, and must-haves outlined in step 1. Once you’ve made a decision to make an offer, I will negotiate and make counter-offers on your behalf.
This step also includes that I review and express contingencies, and work with your lender on financing letters.
Step 3—Your offer has been accepted! Now what?
I will oversee the entire escrow process, which usually lasts anywhere from 2-8 weeks. I’ll review and order all further inspections and repairs, and keep track of deadlines. In addition, leave any re-negotiation up to me. I’ll also conduct a review of buyers financing and title work, closing documents, down payments, and net proceeds.
Moving and other post-closing issues will also be covered in this step. I’ll make sure to keep you in the loop regarding all important dates and deadlines, and provide useful moving tips along the way.
